I think this is understated. Especially when a 3rd party gums up the works. CPOs like Osprey, MFG, etc don't want to sit around with a fully built site awaiting a dispute to be worked through. So they will hold if it looks like that will happen.
MFG can fly under the radar for a lot of their smaller petrol forecourt sites as the grid connection is very doable for say 4 x 150 kW ultra-rapids. Would be a LV connection. Ditto the little Osprey “pub” sites with 50/75 kW rapids. Pretty easy from a grid perspective.

The larger hubs > 8 or so ultra-rapids it becomes interesting. Getting a fatter 11 kV connection and Tx/substation costs and lead times.
 
4*150kw is really unlikely to end up on the LV network. That's probably a 500Kva 11KV feed needed. Otherwise, you're talking about something insane like 700/800amps required - the copper thickness needed to run that any distance is borderline cost prohibitive.

Unless it done with power sharing, I consider 300kw to be enough for 4 150kw chargers. Could be done with less if the site have some batteries.

Their 5 charger site at Prestwhich was held up for DNO connection for >15months, likely by a cable run issue. It wasn't the DNO being recalcitrant at at least 3 other sites in the same DNO area (some with more chargers) went from nothing to fully online in that time (typically < 3 months from construction start to energisation). In the case of Nimble Nook they had planning permission of ~1-year prior to construction start.

Sometimes, the DNO has to literally sue a landowner into accepting a wayleave for the power cables.
Such a case is still continuing at Ewloe in NE Wales, where a Shell 4x 150kW hub has been without power for 3+ years now.

Yes, I wasn't implying that Prestwhich was anywhere near the record, just that you can see why it a CPO has indication that there may be a recalcitrant landowner they will hold off on start to avoid having a deadweight investment depreciating.


It will be interesting to see how the new Be.EV site on the A62 in Newton Heath progresses. It was approved in July 2023, but clearance of the site just started. I imagine it make take a while as there has to be some amount of environmental remediation that needs to take place before the main construction can start (it is a disused petrol station and the tanks have now been dug-up). Once that comes online that area will have decent urban rapid provision. There is already a 6 charger MFG site not far away.
 
FastNed have had an application in since 2022 for what would be their biggest location in the UK, at Cromwell near Newark on the A1 northbound, just behind the OK Diner. Concerns about drainage from the Highways Agency is what is holding up approval, apparently.

Hopefully that's approved. There's only three 50kW stalls in Billericay at present.

Being a bit picky there are the 4 InstaVolts about five miles up the road and 6 shell/2 insta about 5 miles before.. loads of chargers at Blyth services too (20 miles away?)

but - it’s a good location agreed and as a fan of Fastnwd (and 20 of them) it’s a good thing. I quite like that OK diner though have had an ‘interesting’ dining experience where a party of 20 were being quite unruly…

I'm thinking with my Porsche Charging Service head on (I shouldn't, I know), so I prioritise IONITY (30p/kWh) and then Fastned (31p/kWh and 33p/min). I can't get my head around paying 85p/kWh for Instavolt. Genuine question: who is paying that to charge?

I've eaten at OK Diner about four times now over the last five years, the last time being six months ago, and I've always had a perfectly decent meal (for what it is).
