These planning applications are all very well, but how many are never going to actually be built? Two applications have been approved close to me one a Fastned and the other an MFG. The sites have been approved for over a year but still no sign of any actual development. Similarly there was approval for a new station car park which would have chargers but that was five years ago and nothing ever happened.

Planning approval usually allows up to 3 years for work to start.

Lots of depends on that one. Key being what CPO are we talking about. Some are far more efficient at playing the game than others.

Sometimes can't find out how long DNO will take to provide connection until after getting planning as can't predict if someone else will take the capacity before you get planning aproval.

That, and decade-long DNO queues.
I think this is understated. Especially when a 3rd party gums up the works. CPOs like Osprey, MFG, etc don't want to sit around with a fully built site awaiting a dispute to be worked through. So they will hold if it looks like that will happen.
